Dune Allen Beach is about 3.3 miles from our office, a drive of roughly 9 minutes on N and S County Hwy 393 and CR 30A, which makes it the closest of our 30A beach communities. It is the westernmost community on 30A and part of the larger Santa Rosa Beach area, with Topsail Hill Preserve State Park next door and five coastal dune lakes behind the dunes.
Dune Allen grew without a master plan, and the housing shows it: little concrete cottages left from the days when it was a holiday spot sit among newer beach homes, and communities such as the gated Vizcaya and nearby Stallworth Preserve stand a short drive from plain cottage lanes. Just over half of the homes around Dune Allen were built after 2000, and about one in four went up in the 1990s.
In our experience that mix means two kinds of calls: older doors with worn rollers and hinges, and newer doors whose openers need their force and travel set again after a hot season. NOAA's 1991-2020 normals show summer afternoons near 90°F.

From the office we take N County Hwy 393 south across US 98 and on to CR 30A, then head west on 30A to Oyster Lake. Callers often place a house by Oyster Lake, Fort Panic or Topsail Hill Preserve State Park, and the Timpoochee Trail runs through the community. If your house is inside a gated community, give us the gate instructions when you call.
