Santa Rosa Beach is where our office sits, at 605 N County Hwy 393. The Hogtown Bayou side of town is about 1.1 miles away by road, a drive of roughly 3 minutes. The county tourism board calls Santa Rosa Beach South Walton's oldest and largest neighborhood, running from Choctawhatchee Bay south to the Gulf, so a call from here can mean a bayside house north of US 98 or a beach cottage near 30A.
Most homes around our office were built after 2000, so in our experience most calls here are about wear, not age: rollers that have gone noisy, cables starting to fray, and openers fighting a door that has drifted out of balance. A check anyone can do is to close the door, pull the opener's release handle and lift the door halfway. A balanced door stays put, and one that drifts means a spring or cable needs attention.
New doors carry paperwork in this county. Walton County's building-permit forms include a product approval sheet that lists sectional doors and asks for a Florida approval number, a design pressure and wind-borne debris protection, and NOAA's 1991-2020 normals put the yearly rainfall near 55 inches. We keep a new door's label and papers with the job.

For bay-side calls we drive N County Hwy 393 north toward Hogtown Bayou; for beach-side calls we take it south to US 98 and on to 30A. Mack Bayou and Grosh lie to the west along the bay shore, while Gulf Place and Gulfview Heights are down toward the beach.
